Crawl Space Encapsulation and Dehumidifiers

Crawl Space Encapsulation Service

Your Crawl Space Just Cleaner, Drier, and Better.

What is Crawl Space Encapsulation?

True crawl space encapsulation stops outdoor air from freely entering into the crawl space. Typically, the foundation vents are sealed and the foundation wall and ground are sealed with a vapor barrier. In most cases, a dehumidifier or other mechanical conditioning device is installed.

Why Would You Encapsulate a Crawl Space?

Notice the wood destroying fungus on the joist, the damaged insulation, and general grossness of the crawl space. This home needs a crawl space encapsulation. Location: Hampton Roads, VA

Humidity: The most common reason is high humidity becoming regularly trapped in the crawl space. Humidity is now a more common problem due to air conditioning use inside the home. Air conditioning creates an artificially cool space beneath the home since cooler air sinks. Because the hot outdoor air holds more moisture than the cooler inside air, it condenses. The condensation will cover the insulation, wooden foundation, and ducting causing rot, damage, and fungal growth.

Energy Efficiency:The Department of Energy has completed studies that indicate that crawl space encapsulation saves 15.7% on energy cost per year. The lower energy usage is a result of the dry inside air. A home with high humidity will run the air conditioning more often to feel comfortable vs one with drier indoor air. Our customers have confirmed these findings.

Desire for a cleaner, less scary crawl space: Sometimes the standard dirt crawl space is too dirty or intimidating for some people. A freshly installed crawl space encapsulation system will brighten the space and make routine trips under the house less intimidating.

What options are available for crawl space encapsulation?

Basic Moisture Control: Crawl space encapsulation is great. But the full encapsulation can be cost prohibitive to retrofit into a home. If the main goal is simply to reduce the moisture in your crawl space to safe levels then our basic system is for you. This encapsulation follows basic guidelines of moisture control.

Included:

  • 6 mil vapor barrier on the crawl space floor. Stapled down to prevent damage with overlapping seams.
  • 4 mil vapor barrier on the crawl space wall. Secured by fasteners.
  • Foundation vents sealed with rigid foam board.
  • Gaps and cracks sealed to prevent air flow.
  • High quality crawl space dehumidifier installed on a dedicated outlet. (no extension cords!)
  • Dehumidifier will drain to the outside of the home. (no buckets to empty!)
  • Humidity monitor for 24/7 monitoring of crawl space moisture conditions.

Premium Crawl Space Encapsulation: As the title suggests this the high end encapsulation that you’ve seen in advertisements. This system is bright white and basically makes your crawl space a short basement. This crawl space encapsulation would be suitable for storage of tools, boxes, and decorations. Added bonus: it makes for a great hide and seek spot for the kids. (Joking! Sort of, the kids will actually really want to play in the space when we are done.)
Includes:

  • 12 mil re-enforced vapor barrier on the crawl space floor. Stapled down with overlapped areas taped.
  • 12 mil re-enforced vapor barrier on the crawl space wall. Secured by adhesive and fasteners.
  • Foundation piers sealed at base.
  • Doesn’t cost $15,000!!! (A few extra exclamation points were required.)

Additional Options: We can customize any crawl space solution to your home’s specific needs or your preference. Some available options:

  • Vapor Barriers that range from 6 mil to 16 mil. We have access to thicker barriers. We rarely recommend anything thicker than 16 mil due to high costs for minimal extra returns.
  • Sump pumps - Some homes have special drainage needs. We have a solution for those cases.
  • Crawl space sand or grading - Some homes have low soil levels. We have perfected the task of moving large volumes of sand into the crawl space to solve this problem.
  • French Drains - Turn water around before it has a chance to fill your crawl space.
  • Insulation - No need to call multiple contractors. HomePro can install floor insulation or wall insulation to complete the job.
  • Structural Damage - If necessary, we can repair and replace any structural problem caused by moisture or termite damage. We never use sub contractors because we hold a Virginia contractors license.

Choosing to install a crawl space encapsulation system will make your home more comfortable and energy efficient while decreasing mold and damage. Our experienced crew will see your job to completion without the hiccups and delays of other contractors.  And your consultant will come back and fully inspect the crawl space to ensure it meets our high standards of excellence. As with all of our services, your satisfaction is fully guaranteed. If you are ready for more information call 757-484-3471 (or use the online form) to meet your personal consultant.
